Vancouver exempts a one-story detached accessory structure used as a tool or storage shed, playhouse, or similar use from a building permit when the floor area does not exceed 120 square feet, and the structure sits outside an environmentally sensitive area (otherwise it may be subject to a Critical Area Review); this is one of the few Washington cities, alongside Seattle, that holds at the state's 120-square-foot minimum rather than raising the local exemption to 200 square feet as most Washington jurisdictions (Tacoma, Bellevue, Everett, Spokane, most of King, Pierce, and Snohomish Counties) have done. Fences of any height cannot prohibit access to a city water meter under VMC 14.04.140(H). Even permit-exempt construction must comply with city building and zoning codes.
