One-story detached accessory structures used as a tool or storage shed, playhouse, and similar use are exempt from a building permit in Santa Ana provided the floor area does not exceed 120 square feet, per the city's own Permit & Inspection FAQ. Fences not over 7 feet high are separately exempt, though a front-yard fence permit is required from the Planning Division for fences located in the front yard. Retaining walls not over 4 feet, and water tanks supported directly on grade up to 5,000 gallons, are also exempt. The appropriately licensed contractor must provide proof of licensing for any permitted work.
