City of Cincinnati Department of Buildings & Inspections; Cincinnati Building Code Section 1101-17

Cincinnati exempts a storage shed not greater than 100 square feet in area, no higher than eight feet in average height, accessory to a one-, two-, or three-family dwelling, and located in the rear yard, from a building permit, per Cincinnati Building Code Section 1101-17, a stricter local figure than the 200-square-foot statewide Ohio baseline. Sheds not greater than 120 square feet may be constructed without a footing or foundation. A maximum of two accessory buildings is allowed per lot. If the property is designated historic, a Certificate of Appropriateness from the Urban Conservator is required before starting work, regardless of shed size.

Unincorporated Hamilton County exempts residential accessory structures from building permits if they are 200 square feet or less. To qualify for this exemption, the exterior walls must be placed at least six feet away from any other structure and a minimum of three feet from any property line. Keep in mind that a zoning certificate is always required, and incorporated cities within the county will enforce their own regulations.
