Elgin treats any shed as an accessory structure requiring a permit, with the shed category itself capped at 150 square feet; larger accessory structures fall outside the shed definition and are reviewed and billed differently. A shed must be built in a style consistent with the primary residence, matching roof type and compatible exterior materials on at least 50 percent of non-street-facing walls and 100 percent of street-facing walls. Sheds must sit at least 4 feet from any other building, stay out of recorded easements, and cannot exceed a calculated building height of 15 feet or the height of the house, whichever is less. Properties in the Historic District need a Certificate of Appropriateness.

Kane County Development & Community Services

Kane County removed the shed exemption in IRC Section R105.2 entirely, textually deleting the exemption clause in its own 2021 building codes handout. Every shed in unincorporated Kane County requires a permit regardless of size. Separately, the county caps total combined accessory-structure floor area at 900 sq ft on lots of 2 acres or less, and 1,800 sq ft on lots between 2 and 5 acres.
