Chula Vista exempts a one-story detached accessory structure used as a tool or storage shed, playhouse, or similar use from a building permit when the floor area does not exceed 120 square feet and the structure is located to comply with CVMC 19.58.020, per the city's own Municipal Code. A detached patio cover not exceeding 12 feet in height, with a projected roof area up to 144 square feet, is separately exempt. Fences up to 72 inches and freestanding masonry walls up to 48 inches above the highest adjacent grade are also exempt, though fences, walls, or gates crossing a fire apparatus access road require a Fire Department permit. No accessory building in a rear yard is required to have less than 400 square feet of coverage allowance under the zoning code.
